$70M boutique hotel slated for Texas State University 

SAN MARCOS – Texas State University has approved a development agreement with Midway for a $70 million hotel at 429 N. Guadalupe St. 

The 120,000-sf full-service hotel will include at least 130 rooms, restaurant and bar, meeting and event space, pool and courtyard, and an event lawn with an amphitheater. 

The project sits on a three-acre ground-lease site with two possible 10-year extensions. 

A $9.1 million city incentive will be paid out over ten installments.  

Construction must begin by late 2026 and finish within 30 months.
