HOUSTON – Pagewood has acquired 32 acres along SH 249 between Moisielee St. and Old Foltin Rd. for a ground-up industrial development. 

Moisielee Commerce Park will consist of two speculative warehouses totaling 430,000 sf. 

The first building, facing Old Foltin Rd., will be a 274,766-sf cross-dock warehouse with 36-ft clear height, 31 trailer parking spots, and 127 car-parking spaces.  

The second building, adjacent to SH 249, will be a front-load warehouse totaling 154,932 sf and will have 32-ft clear height, 36 trailer spots, and 88 car-parking spaces. 

Both buildings have ESFR sprinkler systems and spec office space.  

The property will also have three detention ponds. 

Delivery is slated for third quarter 2025.
