BROOKS – Lincoln Avenue Capital and the San Antonio Houston Trust are developing two affordable housing complexes. 

The tentatively named “Sageland Flats” structure would have 338 units, while the senior-focused “Cedar Ridge Terrace” would deliver 239 units to the area. 

The two projects at the corner of Research Plaza and Challenger Dr. are expected to cost a combined $136.1 million. 

Sageland Flats will have one-, two-, and three-bedroom units at 70, 60, and 30 percent area median income (AMI), while the senior-housing project will have one- and two-bedroom units at the same AMI distribution. 

Sageland Flats broke ground in July. Construction is slated to finish by September 2026. 

Cedar Ridge Terrace will begin construction in August with completion expected by the end of June 2026. 

HDK Architects is overseeing design, and Galaxy Builders is the general contractor.
