AUSTIN – Data from Austin Board of Realtors, Zillow, and Realtor.com tell the state of Austin’s housing market in August. As of August 2024: 

  • The median sales price for the metro as a whole in August was $439,990, down 4.4 percent year-over-year. The median sales price was highest in the city of Austin itself, at $585,000, and lowest in Caldwell County, at $294,495. 
  • Homes were on the market for an average of 70 days. 
  • Homes in ZIP code 76869 were on the market for the longest (average of 319 days), while homes in 78953 were on the market for the shortest amount of time (average of ten days). 
  • There were 12,334 active listings across the metro. Travis County had the most, with 6,016 active listings. 
  • 3,781 new homes were listed across the metro. Travis County had the most new listings at 1,695. 
  • The metro as a whole had 4.9 months of housing inventory. Bastrop County had the most, at 6.9 months, while Caldwell County had the least, at 2.9 months of inventory. 
  • Homes in ZIP code 78746 were worth the most, with a typical home value of $1.7 million. Homes in 76877 were worth the least, with a typical home value of $160,355.
