Major Fort Bend housing developments taking shape to meet growing demand
HOUSTON – Developers are responding to the growing demand for housing in the Sugar Land, Richmond, and Rosenberg areas of Fort Bend County by launching several large-scale projects along US 59.
Austin Point: Signorelli Co. is developing a 4,700-acre master-planned community south of Richmond, set to open in summer 2025. The community will feature homes for sale and rent, apartments, office space, retail, medical, and hospitality components, with an estimated 50,000 residents on completion. Phase one includes 421 single-family homes, with prices starting in the low $300,000s.
Indigo: Meristem Communities is building a 235-acre development in Richmond, set to welcome its first residents in early 2025. The community will have about 800 homes and a 42-acre farm, with shared green spaces, small parks, and a lake. A mixed-use development, Indigo Commons, will have restaurants and shops within walking distance.
Brookewater: Hines, along with partners, is developing an 850-acre community in Rosenberg, with 2,500 homes planned. The initial section of 450 lots, priced from the high $300,000s to $700,000, began sales in 2024. Amenities will include a resort-style pool, lazy river, playground, and over 200 acres of parks, lakes, and trails.
Ryehill: PulteGroup is developing Ryehill and the Del Webb Sugar Land at Ryehill community on 958 acres near Sugar Land. The 2,500-home project will open in late 2025, with an additional 777 homes in a 55+ active adult community opening in 2026. Retail and commercial spaces will also be included.
Emberly: Starwood Land and Land Tejas are developing the 933-acre Emberly community in Beasley, with 2,500 homes priced between the $200,000s and $500,000s. Sales began in 2023.
