SAN ANTONIO – After double-digit jumps the past two years, the market value of Bexar County single-family homes increased just 2.4 percent to a total $182.9 billion in 2024, according to the Bexar Appraisal District.

Most of the increase, 1.65 percent, was because of newly built houses being added to the tax rolls and expanding the supply.

The market value of the average homestead-certified house was up 1.1 percent to $342,760 from $339,001 a year ago, compared with increases of 9.9 percent in 2023 and 22.9 percent in 2022.

The taxable value jumped 10.2 percent to $262,187 from $237,817 in 2023. By law, the appraised value of a primary residence can’t be raised more than 10 percent a year, a limit known as the “homestead cap.” If the market value of a home rises more than 10 percent, its cap value will be lower than the appraisal value.
