Balcones LLC to break ground on two new industrial sites outside of Austin

AUSTIN – Balcones Real Estate Group LLC is about to begin work on two new industrial buildings in San Marcos and Lockhart.

The first will be a 99,400-sf building on nine acres at 500 Wonder World, off I-35 in San Marcos. Leasable space will begin at 7,000 sf.

The other project is the Lockhart Industrial Park, where Balcones plans to build a 58,800-sf hub called Lockhart Logistics. The complex will rise on a five acres near SH 142.

The 45-acre Lockhart Industrial Park, developed by Titan Development Inc., has already been leased by tenants including home appliance distributor Factory Builders Stores, which will lease all 168,000 sf in the first building. McElroy Metal Inc. will lease 30,000-sf in the park as well. A future phase could add up to 460,000 sf.

Balcones is targeting April for the groundbreaking of the facility at 500 Wonder World, with the Lockhart Logistics groundbreaking taking place in the summer.

GMA is the designer and ARCO/Murray is the general contractor on both projects.​
